Orlando Property Management: What Happens When You Submit a Maintenance Request?

As a tenant, you expect your home to be comfortable and in good working order. When something needs fixing, you want it done quickly, conveniently, and correctly. Submitting a maintenance request to your Orlando property management company is the solution. The best processes are designed to be simple and efficient, ensuring that issues are handled as quickly as possible.

Here’s what happens when you submit a maintenance request at a property managed by The Realty Medics.

Step 1: Submit Your Request

All maintenance requests begin at the online tenant portal. When submitting your request, include a detailed description of the issue and clear photos. The more information you provide, the more easily our maintenance team can diagnose the problem and determine the next steps.

Our process starts at the tenant portal to properly document and track your request. While you can call the maintenance department for urgent matters, submitting a request online allows for faster processing and prevents overlooked details.

Step 2: Initial Review and Diagnosis

Once our property management team receives your request, we’ll assess your issue by analyzing the photos and description you provided. This assessment helps qualify the problem and determine whether a technician needs to visit or if it can be resolved remotely.

Troubleshooting Common Issues

In many cases, a maintenance issue may have a simple fix that doesn’t require a technician. Before scheduling a service visit, you may receive troubleshooting instructions to try resolving the issue yourself. Some common troubleshooting steps include:

  • Tripped circuit breaker – If certain outlets or appliances stop working, resetting the breaker may restore power.

  • Glitched garbage disposal  – Many disposals have a reset button on the bottom that can resolve the issue instantly.

  • Jammed garbage disposal – If the disposal is stuck, turning it manually with an Allen wrench can often resolve the problem.

  • Clogged drain line – If condensation backs up from the HVAC system it will trip the float switch. Clearing the drain line will allow the HVAC system to run properly again.

Taking a moment to try these simple fixes can save time and prevent the need for a service appointment. Check out our Maintenance Troubleshooting YouTube Playlist for a handful of easy DIY fixes to common repair jobs.

When We Call in a Professional

If DIY troubleshooting can’t resolve your issue, you need a professional. From here, our maintenance team assesses whether the problem needs a specialist (like a plumber, electrician, or HVAC technician). From there the team will contact the property owner for approval. The owner has three options:

  1. Approve a professional from The Realty Medics trusted vendor network to complete the work

  2. Use their own preferred vendor

  3. Handle the repair themselves

Step 3: Scheduling the Repair

Once the owner approves the repair, a technician will reach out to you directly to schedule an appointment. Since you’ll have to be present while the technician completes the work order, working with you directly helps coordinate a time that works best for your schedule.

Step 4: Repair and Work Order Completion

On the scheduled day, the technician will arrive to repair the issue. After the work is completed, our Orlando property management team will update the request and close it in the system. This way everyone has proper documentation for future reference while helping our team track recurring issues.
